A property tax estimator for the Noblesville Schools 2026 referendum

On November 3, 2026, Noblesville voters will decide an operating referendum for Noblesville Schools. Between the expiring 2018 referendum and Indiana's 2025 property tax overhaul, the honest answer to "what would this cost me?" has been genuinely hard to work out.

Our first tool tries to make that answer checkable. Enter your address, and it looks up your assessed value in Hamilton County's public parcel data, then shows an estimate of your bill three ways: under current law, if the referendum passes, and if it fails. Every rate and deduction carries a citation to the official source, and an expandable section walks through each step of the calculation.

Some results surprise people. The tool shows both the rate the district has publicly committed to and the higher maximum the ballot legally authorizes, and for some homes the estimate under passage is lower than the current bill — the methodology page explains exactly why, with the math.

The tool stores nothing you type. Addresses are never logged or sent to analytics, and the entire codebase is published for review. If you find something wrong, we want to know.
